It’s one of the most frustrating calls we get at Rostron Premium Home Services, and we get it every single summer. The AC is running. You can hear it. But the house just isn’t getting cool. Before you assume the worst, there are a number of reasons this can happen, and not all of them require a major repair.

Let’s walk through the most common culprits.

Your Air Filter Is Clogged

This is the first thing to check, every time. A dirty air filter restricts airflow through the system, which means your AC is working harder than it needs to and delivering far less comfort than it should. If you can’t remember the last time you changed your filter, it’s probably overdue. A standard 1-inch filter should be replaced every 30 to 60 days, especially during heavy summer use at the Jersey Shore.

The Condenser Unit Is Blocked or Dirty

Your outdoor unit needs room to breathe. If shrubs have grown up around it, or if the fins are packed with dirt, grass clippings, or cottonwood, the system can’t reject heat effectively. This is extremely common heading into summer, particularly for systems that sat idle through the spring. A visual inspection of your condenser takes about 30 seconds and can tell you a lot.

You Have a Refrigerant Leak

Refrigerant is what actually moves heat out of your home. If the system is low on refrigerant, it isn’t going to cool properly, no matter how long it runs. Signs of a refrigerant issue include ice forming on the refrigerant lines or the indoor coil, a hissing sound near the unit, or a system that runs constantly but never reaches the set temperature. This is not a DIY fix. Refrigerant work requires a licensed technician from our air conditioning service team.

The Evaporator Coil Is Frozen

A frozen coil sounds counterintuitive when the problem is that your home is too hot, but it happens more than you’d think. Restricted airflow, low refrigerant, or a dirty coil can all cause the evaporator to ice over. When that happens, heat transfer stops and so does your cooling. If you see ice anywhere on your system, shut it off and give it time to thaw before calling for service.

The System Is Undersized for the Heat Load

Jersey Shore summers are not gentle. High heat combined with high humidity puts enormous demand on a cooling system. If your AC is undersized for your home, or if you’ve added square footage since it was installed, it may simply not have the capacity to keep up on the hottest days. This is worth discussing with a professional who can run a proper load calculation.

Your Thermostat Has a Problem

It sounds simple, but thermostat issues are responsible for more no-cooling calls than most people realize. A thermostat with dead batteries, one that’s positioned near a heat source, or one that’s just aged out can send incorrect signals to your system. Check the basics before assuming the equipment itself is to blame.

The System Is Due for Service

If it’s been more than a year since your system had a professional tune-up, reduced performance is likely. Our membership program includes a spring AC maintenance visit each year, which covers refrigerant levels, coil cleaning, electrical components, and airflow. Catching small issues during a maintenance visit is almost always less expensive than dealing with a breakdown in the middle of July.
